Canceling purchase agreement using the financial clause in the Netherlands

I recently signed a purchase agreement for a house in the Netherlands

I started the process by determining my budget with an independent mortgage advisor and providing all the required paper work about my income and financial situation, then searched for a house and signed the purchase agreement using a purchasing agents.

Now I am at the stage of the mortgage application, but the bank is resisting to approve the load for the needed amount.

Following up with my mortgage advisor I think he made a mistake in determining the component of my income that the bank would take into consideration, so the budget was overestimated and getting the required amount is very unlikely.

I am already preparing myself for the outcome that I wont get a mortgage.

Luckily in the purchase agreement I included a financial clause for a 100% of the purchase price, which should at least limit the damage.

I want to ask about the cost of canceling the agreement, If anyone here had already gone through this.

The financial clause should protect me from paying a penalty of 10%. And It is clear that I need to pay the notary fees and the valuation report fess.

What about the purchasing agent? I think I need to pay him as he successfully helped in signing a purchase agreement.

Do I need to pay any compensation for the seller regarding the fess of this selling agent?

There is nothing stated about this in the purchase agreement.

The mortage advisor stated in his proposal that he will only invoice when the loan is secured, and do not think he should get any money due to his incompetence.
